LOCATED IN DRY VALLEY
APPROXIMATELY 20 MILES EAST
OF PIOCHE, NV
IN LINCOLN COUNTY!
This ranch consists of approximately 1,200
Acres of deeded land running up Dry Val-
ley to Echo Dam State Park, then East up a
beautiful valley headed by Flat Nose
Spring. The spring water is currently
being used as “Gravity Flow Irrigation
Water.” These surface water rights are owned
along with approximately 2600 to 2900
acre feet of ground water rights and will
convey with the ranch. The water rights
are currently being used primarily for
Irrigation with some domestic use. There
are eight wells on the property. The water
is located in the Colorado River Basin,
Basin 198.
There are three homes currently on the
property along with all the normal alfalfa
and cattle operation buildings.
The future demands for water in Lincoln County include the Coyote Springs Project with projected population of 150,000 as well as the Toqoup Township project adjoining Mesquite with a projected population of 40,000. Combined these new PUD projects will need as many as 90,000 acre feet of water rights. In addition to the Toqoup power generation plant, BLM estimates this plant will require 2500 acre feet of water rights.
Water is our most valuable resource. Water Rights are a very limited supply resource under prior appropriation laws can only increase in value with future increasing demands.
